We charge a 8.5% management fee for rent collected, a $99 placement fee , and a $25 renewal fee. The placement fee is only charged once per year, upon tenant move in. Owner distributions happen on the 10th of every month.

Our firm understands the economic impact the loss of a tenant can create. As such, we offer a placement safeguard within 12 months of initial placement for each property. If a tenant breaks their lease for any reason St. Johns Properties will place a new tenant with no additional placement fee.

We will escrow your tax funds and pay them on an annual basis. Additionally, the properties appraised value is reviewed for accuracy and the potential for a beneficial adjustment on taxes for the owner.

INCOME
Applicants must make a minimum of 3.0 times the monthly rent. Applicants will be asked to provide one of the following:
CREDIT
A credit report with FICO score will be performed.
RENTAL HISTORY
A nationwide eviction search will be performed.
BACKGROUND CHECK
The applicants will be denied for felonies committed within the last 5 years. Any violent or sex crimes will result in an automatic denial.
