TENANT PLACEMENT SAFEGUARD

Our firm understands the economic impact the loss of a tenant can create. As such, we offer a placement safeguard within 12 months of initial placement for each property. If a tenant breaks their lease for any reason St. Johns Properties will place a new tenant with no additional placement fee.

DEDICATED STAFF

SJP’s team has over four decades of real estate management and service experience. Our licensed staff is experienced and prepared to handle all possible needs for both our clients and residents.

Background, employment, and rental history are performed on every adult in the
household with a $25 fee per adult paid by the applicants. A credit check will be used in
assessing the required security deposit:

INCOME

Applicants must make a combined minimum of 2.5 times the monthly rent. Applicants will be asked to provide one of the following:

  • The most recent two consecutive pay stubs OR
  • The two most recent consecutive bank statements

CREDIT

A credit check will be performed.

RENTAL HISTORY

A nationwide completed eviction search will be performed.

BACKGROUND CHECK

Applicants will be denied for felonies committed within the last 5 years and/or any violent crimes within the last 5 years. Sexual crimes of any nature will result in an automatic denial.

EMPLOYMENT HISTORY

Previous employers may be contacted for work history verification.
