Property Management

How do I pay my rent?

We encourage tenants to take advantage of paying online through their tenant portal. Payments can also be made through the mail to our PO Box:

How do I schedule a property tour?

Please go to sjpjax.com/rently. On the property of your choosing, click on Enter Property Yourself button located underneath the property address. It will prompt you to create an account through Rently.com. Once completed, tours can be scheduled at your convenience Mon – Sun 8:00 AM – 8:00 PM.

How do I apply?

Please go to sjpjax.com/rently. On the property of your choosing, click the Apply Now button. The application fee is $25 dollars per adult applicant. Any person over the age of 18 will need to apply to live in the property.

Tenant Portal

Activation is generated upon signing of lease. Please contact us to get access to your tenant portal if you do not have it already. The activation link will be sent via text and email.

How to submit a Maintenance Request?

Log into your tenant portal or call our 24 hour bilingual (English and Spanish) maintenance line at (877) 469-4855 to submit maintenance requests.

Late rent

Rent is due the 1st of the month. Please check your current lease agreement. A SJP lease specifies that if rent is not collected within 5 days after the 1st, a $35 dollar late fee is charged with an additional $2 a day after.

Property Maintenance

Tenants are responsible for the following

  • Replace filters monthly;
  • Light bulb replacement;
  • Change batteries in smoke detectors;
  • Maintain lawn care unless in a multi-family unit;
  • General care of property interior and exterior.

Application requirements?

The application fee is $25 dollars per adult applicant. Applicants must make a combined minimum of 2.5 times the monthly rent as a household. Applicants will be asked to provide one of the following:

  • The most recent two consecutive pay stubs

OR

  • W-2 and the two most recent consecutive bank statements

Security Deposit

475 to 574 approved with higher deposit
575 or higher approved with standard one month deposit

The standard security deposit required is equal to one month’s rent. Additional security deposit may be required depending on credit or criminal history. Upon move out, any damages will be accessed and subtracted from the management held security deposit.

Credit Check/Criminal History

CREDIT

A credit check will be performed.

RENTAL HISTORY

A nationwide completed eviction search will be performed.

BACKGROUND CHECK

Applicants will be denied for felonies committed within the last 5 years and/or any violent crimes within the last 5 years. Sexual crimes of any nature will result in an automatic denial.

Can I have pets?

Pets are allowed in most properties. An additional refundable deposit of $350 per pet is required. There are restrictions on aggressive breeds of dogs.

Inspections

Thorough move out inspections of each property are done. Move-in inspections are completed by tenants and submitted to the office within 3 days of the move-in.
